What makes a neighborhood great? Survey a hundred New Yorkers and the most common responses will likely include access to a variety of cultural and recreational activities: museums, restaurants, galleries, parks, and the like. However, one factor in determining the quality of a neighborhood is all too often overlooked: a genuine sense of community. For decades, residents of LIC have enjoyed a tight-knit community that grows closer with each passing year.

Modern Spaces was born in Long Island City, and under founder and CEO Eric Benaim, this brokerage firm has grown with the neighborhood and into other boroughs. However, its culture of community outreach and engagement has never wavered, and if anything, has only strengthened. “By walking around the neighborhood every day, I started talking to everyone, creating relationships, and connecting people and businesses”, says Benaim, and these relationships have led to countless events and partnerships organized by Modern Spaces to benefit the greater LIC community.

LIC Springs!

Modern Spaces knows that behind every great neighborhood, there is a strong community, which is why they are strong supporters of the non-profit Long City Partnership. Since 2014, this organization has hosted LIC Springs!, a community block festival that fosters a deeper connection between local residents and businesses, and celebrates the community that makes LIC so special.

For the 2017 LIC Springs! event, Modern Spaces provided outdoor patio furniture to create a public recreational space, creating an essential respite for attendees and participants alike during the all-day affair. They also featured a photo booth, giveaways, and entertainment for kids of all ages. Halloween Hijinks

No holiday fosters a better sense of community than Halloween, and Modern Spaces knows how to throw a party. Unsurprisingly, their annual Halloween party is now on countless local families’ calendars. It began a decade ago, with a dozen or so Long Island City families, but now sees hundreds of residents taking part in the festivities each year.

Their 2017 bash included face painting, a Wonder Woman-themed photo booth, a haunted house, and goodie bags for all children in attendance. In case you were worried about all that sugar, Modern Spaces arranged to provide toothbrushes in every goodie bag, too, courtesy of local business LIC Dental Associates. “After they polish off that stuff and go through candy trades, they can have proper dental care,” said organizer Sheila Lewandowski. All proceeds from this year’s event went to the neighborhood school, P.S./I.S. 78 Parent Teacher Association.

Craft Beer Crawl

While New England may be considered by some to be the epicenter of the craft beer revolution, New York City has kept pace with its northeastern neighbors, and Long Island City is home to several great local breweries. What better way to spread the word about them than by networking with real estate brokers?

That’s exactly what Modern Spaces does with SpacesOpen, its “real-estate bar crawl”, that invites participants to view model units of the best new LIC condos, including The Harrison, The Jackson, and The Decker, and The Canvas, while sipping on hoppy nectars from LIC’s finest breweries. Not only does such an initiative provide a refreshing take on the broker tour; it also compelled participants to spread the word about LIC and its beer culture.
